Sattva Uttari Overview

Sattva Uttari is Sattva Group's pre-launch apartment project at Uttari, a village off Kanakapura Road in the Bangalore South taluk of Bengaluru. It offers 2, 3 and 4 BHK homes in three size bands, from about 1,010 to 2,400 sq ft, with indicative prices from about ₹1.05 crore for a 2 BHK, ₹1.45 crore for a 3 BHK and ₹2.05 crore for a 4 BHK. The village lies about 3.3 km by road from Kanakapura Road at Kaggalipura and about 8.5 km from Silk Institute metro station. The land area, the number of homes and towers, the K-RERA registration and the possession date are to be announced. In the same Bengaluru market, Sattva Varthur Road helps frame how another project presents scale, location logic, and the trade-offs a household should resolve before shortlisting.

This overview sets out the project in one place: what is fixed today, what is still to come, why Sattva is building here, and how to judge the project as each detail is released.

What Is Fixed and What Is to Be Announced

A pre-launch project releases its details in stages. Sattva Uttari has reached the stage where the product is defined: the kinds of homes, their sizes and the price points. The land and the regulatory record come next.

Fixed now

  • The developer: Sattva Group, founded in 1993 and rated CRISIL AA/Stable.
  • The location: Uttari village, off Kanakapura Road, PIN 560082.
  • The homes: 2, 3 and 4 BHK apartments.
  • The size bands: about 1,010 to 1,250 sq ft, 1,450 to 1,850 sq ft and 2,000 to 2,400 sq ft.
  • The indicative prices and base rates.
  • The planned amenity programme, led by a clubhouse and pool.

To be announced

  • The exact site within Uttari, the land area and the survey numbers.
  • The number of homes, towers and floors.
  • The unit plans, carpet areas and specifications.
  • The approvals and the K-RERA registration number.
  • The possession date and the payment plan.

Each item in the second list changes what the first list means. A 3 BHK at ₹1.45 crore reads differently in a small, low-density community than in a large one, so buyers should treat the price points as the starting position and decide only when the land and registration details are public.

Sattva Uttari Is a Separate Project

Sattva Group has more than one project in the Kanakapura Road corridor, and Sattva Uttari is one of several Sattva pre-launch projects in Bangalore in 2026. Sattva Uttari is a project of its own at Uttari, west of Kaggalipura. Sattva Kanakapura Road and Sattva Hill View are other Sattva pre-launch projects in the same corridor, each with its own land, plan and timeline, and Sattva Springs is Sattva's registered villa community at Kaggalipura. Buyers comparing them should compare like with like: each project's own land, density, registration and delivery date.

Why Sattva Is Building at Uttari

The corridor

Kanakapura Road is one of South Bengaluru's main residential corridors. The Green Line metro runs along its northern stretch to Silk Institute, NICE Road crosses it, and a string of branded projects has moved south past Thalaghattapura towards the Art of Living International Center and Kaggalipura. New launch projects in South Bangalore have followed the same path: as the inner stretch has filled up, buyers have followed the road south for larger homes, greener surroundings and lower prices per sq ft than JP Nagar or Banashankari. A same-developer shortlist can feel simpler than it really is; Sattva Hill View keeps attention on how each Bengaluru address solves a different routine, budget, and documentation question.

The village

Uttari takes that move one step further, off the highway. It is set back about 3.3 km from Kanakapura Road among orchards and farmland, which gives it quieter surroundings than a highway-front plot. It also faces two ways: east to Kanakapura Road and the Green Line, and north-west to Kengeri, the Purple Line and Mysore Road, about 15 km away.

The buyers

The homes are sized for families: there are no studios or 1 BHKs. Three groups are likely to look closely:

  • Families moving south from JP Nagar, Banashankari and Jayanagar, about 17 to 19 km away, who want a larger home for their budget.
  • Households tied to the college belt, with six schools and colleges within about 6.5 km, including The Valley School, Dayananda Sagar Academy of Technology and Management and Jyothy Institute of Technology.
  • Professionals on the Mysore Road side, working in the Kumbalagodu and Bidadi industrial areas or at Sattva Global City on Mysore Road, 11 to 16 km away.

The indicative base rate rises slightly with the size of the home, from about ₹9,400 to ₹9,800 per sq ft. Sizes are super built-up areas; carpet areas come with the unit plans. See the floor plans for what each band holds and the price page for the full cost.

Sattva Uttari Amenities

The planned amenity programme centres on a clubhouse with a lounge and multipurpose hall, a swimming pool with a children's pool, a gym, a yoga deck and an indoor games room. Outdoors, it includes badminton and tennis courts, a cricket practice net, a jogging and cycling track, a landscaped central garden, a children's play area, a senior citizens' court, an amphitheatre and a pet park. Services include 24x7 security, power backup, EV-ready parking, rainwater harvesting, a sewage treatment plant and solar-assisted common lighting. The amenities page covers each one.

The Developer

Sattva Group, formerly Salarpuria Sattva Group, was founded in 1993 and is headquartered in Bengaluru, with Bijay Agarwal as Managing Director. It is rated CRISIL AA/Stable, has delivered about 78 million sq ft across more than 120 projects and has sold more than 10,000 homes. Its residential work spans Bengaluru, Hyderabad, Pune, Goa and Kolkata, and alongside homes it builds offices, co-living, co-working, warehousing, data centres and hospitality. In this corridor it is building Sattva Springs at Kaggalipura and Sattva Forest Ridge at Anjanapura, both registered with K-RERA. More on the builder page.

Sattva Uttari Approvals and Registration

As at 28 October 2026, Sattva Uttari is not registered with K-RERA. Under the Real Estate (Regulation and Development) Act, a project of this kind must be registered with K-RERA before its homes are sold, and a developer may not take more than 10% of a home's cost before a registered agreement for sale. Registration publishes the land title, the sanctioned plan, the number of homes and the completion date the developer commits to. The approvals Sattva Uttari needs, including any environmental clearance its size requires, are confirmed before that registration.

What this means for a buyer today: register interest, collect the details as they are released, and keep any amount you pay small and fully refundable until the K-RERA number is issued. Check that number at rera.karnataka.gov.in.

Sattva Uttari Overview FAQs

How many homes will Sattva Uttari have?

The number of homes is to be announced, along with the land area, towers and floors. These are published in the project's K-RERA registration.

Is Sattva Uttari a new launch?

Sattva Uttari is in pre-launch. The homes, sizes and indicative prices are released; the site details, K-RERA registration, price sheet and payment plan follow at the launch.

What stage is Sattva Uttari at?

Pre-launch. The product is defined, with 2, 3 and 4 BHK homes from about 1,010 to 2,400 sq ft and indicative prices from about ₹1.05 crore, while the land, approvals and registration are still to come.

Is Sattva Uttari part of a larger Sattva township?

No. Sattva Uttari is a project of its own at Uttari village. Sattva's other projects in the corridor, such as Sattva Springs, Sattva Forest Ridge, Sattva Kanakapura Road and Sattva Hill View, are separate projects on their own land.

What makes Sattva Uttari different from projects on the main road?

Its position. Uttari is set back about 3.3 km from Kanakapura Road among orchards and farmland, and its roads lead both to Kanakapura Road and to Kengeri and Mysore Road, so it sits between two corridors rather than on one.
